The numbers
Rent, depreciation and the suburb, with the working shown.
Rent
$600–650 per week
$650 × 52 ÷ $696,000 = 4.86%
Gross, before costs. Harris Property Management (RLA 243673) assessed these at $620–$650 per week on 19 October 2026, covering all five homes — you can read the letter in the document room. We quote from $600 to stay on the conservative side. An assessment is an opinion of likely rent, not a guarantee; it moves with tenant demand, the season and the market.
Depreciation, year one
$9,628–11,768
BMT Tax Depreciation estimate.
Estimate only, assuming settlement on 1 July. Not for tax purposes.
Brand new: depreciation and negative gearing
A new build usually carries higher depreciation deductions than an older home, because the building and its fittings are new. If your rent is less than your interest and running costs, the loss may be deductible against your other income. That is negative gearing. Depreciation adds to the deduction.
Whether it applies to you depends on your loan, your income and the tax law at the time. This is general information, not tax advice. Ask your accountant.
Stamp duty on the land only
Duty is assessed on the $300,000 land contract, not the $696,000 package. How the price splits.
